When Winn is notified of, or given any offers, she will contact you to arrange a time to bring the offers to you at your convenience. At that time Winn Adair will go over each offer with you explaining all the details so you can accept, reject or counter any offer.
All deposit cheques attached to accepted offers to purchase are placed in the Sutton Group-Kilkenny Trust Account until closing.
You may experience some conditions to the sale of your home. The most common being buyer's mortgage approval and a home inspection or engineers report made at the buyer's expense.
It is up to the buyer to satisfy the conditions within the time specified on the offer to purchase.
Once the offer is final (all conditions have been satisfied) the Sold sign will be ordered for installation and a full set of paperwork regarding the sale of your home will be given to your lawyer so they may begin their work.
Closing/Possession:
Upon closing, the lawyer will collect the balance of the down payment from the buyer's lawyer, and instruct us on the deposit we have in our Sutton Trust Account.
If the buyer has a mortgage, your lawyer will let you know when you can expect your money, this typically happens in anywhere from 1 to 4 weeks after possession. There should be interest accrued and remitted to yourself by the lawyer during this time period. The reason for the delay with the money is that the bank will not forward the mortgage money until the title to the property has changed to have the buyer's name and the seller's name removed. This is what takes 1-4 weeks to happen. During that time yours, and the buyer's lawyer will place "trust conditions" on the sale so that the buyer can take possession and the seller is protected as well.
